Home Prices and Prospective Buyers Graph
This is an interesting chart on home prices vs prospective buyers and a couple of points jump out at me.
1. Prospective buyers dropped off precipitous in 2006. I wish we would have been watching this statistic in 2006! It seems obvious when you look at this chart.
2. Case-Shiller has always been a tough metric for me to get my arms around. It has never really seemed to work for us at a micro level or representative of what is happening right now.
This chart illustrates, to me, the oddity of the Case-Shiller index. The meteoric rise in home values from 09 into 2010 is not indicative of our experience. Any way, your call. Always good to get some new data and see what you can make of it.
